Commissioner <br />Olson Opposed. All others in favor. Motion carried. <br /> <br />2. 2050 & 2070 Main Street – Shingle Creek Capital, LLC <br /> <br />a. Rezone from B-2, Main Street Commercial to B-1, Commercial <br /> <br />b. Conditional Use Permit (CUP) <br /> <br />Chairperson Broussard Vickers asked for input from the Commissioners on this item. <br /> <br />Commissioner Kuiper stated this property is more difficult to develop then others, but feels <br />the plan that was presented is good. <br /> <br />Commissioner Olson stated he would like to keep the one parcel zoned to B-2 and only <br />change the required parcel to B-1. He stated his concern is that a business like a car <br />dealership could come in and want to use that space in the future if it remains B-1 and that <br />is not something he would like to see happen. <br /> <br />Commissioner Krueger stated he thinks the proposal is good and it will create a good space <br />in an area that has been empty for about 20 years. He believes rezoning both parcels to B-1 <br />would be appropriate. <br /> <br />Commissioner Kubat stated given the fact that they only need one lot changed, at the <br />moment, he believed that the other lot should remain B-2 keeping with the site’s original <br />intent of retail zoning. <br /> <br />Chairperson Broussard Vickers stated because they potentially need staging storage on the <br />2050 Main Street parcel, that means it needs to be zoned B-1. She stated she would prefer <br />to change both to B-1 and that would ensure the CUP is attached and can regulate both <br />parcels. She noted she likes the idea of the CUP controlling the potential storage on the lots. <br /> <br />City Attorney Glaser stated it would be very complicated to attach a CUP regarding a B-1 <br />parcel to a B-2 parcel, so his recommendation would be to change both to B-1 and later they <br />can address changing it back if they would like to do so. <br /> <br />Motion by Commissioner Nelson, seconded by Commissioner Kuiper to recommend <br />approval of the request for rezoning from B-2 to B-1, contingent upon approval of the <br />Conditional Use Permit.
