City of Centerville <br />Planning and Zoning Commission <br />August 4, 2020 <br /> <br />No formal action was taken. Specific code language revisions will be brought back to the <br />commission at an upcoming meeting. <br /> <br />2. Ordinance #105, Second Series – Relative to Definition, Location and Width of <br />Driveways in Residential Districts <br /> <br />Administrator Statz explained that recently adopted change to the driveway width ordinance <br />inadvertently contained a contradiction, excluding driveways from side yard setbacks (10’), while <br />allowing them as close as 5’ from the property line. The ordinance should have allowed <br />driveways within the setbacks. Staff is seeking reapproval of the ordinance with the clarified <br />language to allow driveways to be within the setbacks. <br /> <br />Motion by Commissioner Broussard-Vickers, seconded by Commissioner Krueger to <br />recommend approval of the revised ordinance allowing driveways within the side yard <br />setbacks. A roll call vote was taken. All in favor. Motion carried. <br /> <br />3. Backyard Chicken Ordinance Review <br /> <br />Commissioner Fehrenbacher reviewed proposed revisions to the Backyard Chicken ordinance, <br />including revisions to the length of time a coop can sit empty, an allowance for an additional 2 <br />chickens (up to total of 6) and some flexibility for an out-of-coop “run”. The Commission’s <br />general consensus was that these changes were appropriate. <br /> <br />No formal action was taken. A public hearing on the ordinance revisions will be scheduled. <br /> <br />VII. NEW BUSINESS <br /> <br />1. Easement Vacation – 1825 Main Street <br /> <br />Administrator/Engineer Statz explained the origins of the easement being considered for vacation <br />and the reasons why it is no longer needed. He explained that the new development will have <br />stormwater retention facilities constructed in new easement areas. <br /> <br />Motion by Commissioner Broussard-Vickers, seconded by Commissioner Krueger to <br />recommend approval of the vacation. A roll call vote was taken. All in favor. Motion <br />carried. <br /> <br />2. Ordinance Review - Home Occupations (Auto Repair) <br /> <br />Administrator Statz reviewed the nature of several complaints staff has fielded in recent weeks <br />regarding residents doing auto repair out of their garages. <br /> <br />Chairman Mosher entertained comment from residents in attendance who further explained the <br />reason for their complaints. <br /> <br />Staff suggested holding a public hearing on the matter to consider formal changes to the <br />ordinance. <br /> <br />Page 4 of 5 <br /> <br />
