STREET WIDTH. The shortest distance between lines of lots delineating the street. <br /> <br />SUBDIVIDER. Any person who undertakes the subdivision of land as defined herein. The <br />SUBDIVIDER may be the owner or the authorized agent of the owner of the land to be subdivided. <br /> <br />SUBDIVISION. The division of a single lot, tract or parcel of land, or a part thereof, into two or more <br />lots, tracts or parcels of land. <br /> <br />THOROUGHFAR E. A public right-of-way with a high degree of traffic continuity and serving as an <br />arterial traffic way between the various districts of the city. <br /> <br />TOPOGRAPHY. The detailed description of the features of a relatively small area, also the relief <br />features or surface configuration of an area. <br /> <br />WATERCOURSE. Shall include channel, creek, ditch, drain, river and stream. <br /> <br />WATERSHED. Rice Creek Watershed District. <br /> <br />ZONING. The reservation of a certain specified areas within the municipality for buildings and <br />structures for certain purposes with other limitations such as heights, lot coverage and other stipulated <br />requirements. <br /> <br />DESIGN STANDARDS <br /> <br />§ 153.15 GENERAL. <br /> <br /> Subdivision design shall comply with the following general design standards: <br /> <br />(A) Natural features. Existing natural features which would add value to the subdivision and the city, such <br />as trees, steep slopes, watercourses, historic spots and similar irreplaceable assets, shall be preserved, <br />insofar as possible, through harmonious design of the subdivision. <br /> <br />(B) Land dedication. In all subdivisions, ten percent of the gross area subdivided shall be dedicated for <br />public recreation space, with this ten percent being in addition to property dedicated for streets, alleys, <br />easements, or other public ways. No areas may be dedicated for public use until the areas have been <br />approved as being suitable and needed for the public health, safety, convenience and/or general welfare. <br />If the city decides that real property dedication is not needed, or less than 10% of the real property is <br />needed for dedication, the subdivider shall be required to pay a Park Dedication fee as per the schedule <br />in effect at the time of Preliminary Plat approval in lieu of such dedication. <br /> <br />The payment of the fee shall be due in conjunction with the recording of the plat. By agreement, the city <br />may allow the subdivider to delay payment of Park Dedication Fees to the time of the building permit <br />issuance on each lot.
