(5) The transfer does not require the filing of a certificate of real estate value, as described in <br />M.S. § 272.115; <br /> <br />(6) The transfer is a foreclosure or tax forfeiture. This subsection applies only for the transfer <br />from the original mortgagee, to the financial/lending institution or local unit of government. <br />The subsequent transfer shall meet the requirements of this chapter; <br /> <br />(7) A refinance of a property; <br /> <br />(8) The sale or transfer is to the sellerÓs spouse or ex-spouse only. The sale or transfer may be by <br />deed, through a joint tenancy, of a testamentary nature, or by trust document; or <br /> <br />(9) The sale or transfer completes a contract for deed or purchase agreement entered into prior to <br />September 26, 2018. This division applies only to the original vendor and vendee on such a <br />contract. <br />Ord. 2d 91, amended 09/26/2018. <br /> <br /> <br />§ 51.205 DEADLINES FOR COMPLIANCE. <br /> <br />(A) Connection to public water and sewer must be completed within 120 days of a property transfer <br />or building permits subject to this chapter unless an extension is approved by the City in writing. <br /> <br />(B) All property transfers and building permits issued subject to this chapter occurring during the <br />period between November 1st and April 30th, where dwellings or other structures on a parcel <br />cannot connect to public water and sewer due to frozen soil conditions, shall have an escrow <br />account established pursuant to the City of Centerville Fee Schedule. The structures on the parcel <br />shall be brought into compliance within ten months from the date of property transfer or156 date <br />a building permit is issued. <br />Ord. 2d 91, amended 09/26/2018. <br /> <br />§ 51.210 NOTICE OF VIOLATION. <br /> <br /> The City is authorized to serve, in person or by mail, a notice of violation to any person <br />determined to be violating provisions of this chapter. The notice of violation may contain: <br /> <br />(A) A statement documenting the findings of fact determined through observations, inspections, or <br />investigations; <br /> <br />(B) A list of specific violation(s) of this chapter; <br /> <br />(C) Specific requirements for correction or removal of the specified violation(s); and/or, <br /> <br />(D) A mandatory time schedule for correction, removal, and compliance with this chapter. <br />Ord. 2d 91, amended 09/26/2018. <br /> <br /> <br />54 ΋tğŭĻ <br /> <br />
