March 31, 2022
Ryan Companies
c/o Dan Mueller Gerald Rehbein
533 South Third Street PO Box 368
Suite 100
Minneapolis, MN 55415 Hugo, MN 55038
Also sent via email to: Dan.Mueller@RyanCompanies.comglrehbein@gmail.com
Dear Mr. Mueller and Mr. Rehbein:
This letter contains review comments from the City Administrator and City Engineer
pertaining to the documents outlined in the Completeness Review Letter, dated March 23,
2022.
Site Plan
st
1.The city encourages the change of the southernmost access point on 21 Avenue
th
to be a site exit, only. This may encourage the use of 20 Avenue for return trips
by delivery vans.
2.It is not clear as to whether the jersey barriers in the van staging area are
permanent or not. Permanent barriers would be preferred to maintain a neat and
orderly site.
3.Snow storage areas should be indicated on the site plan. With a paved area this
large, snow storage will be a concern. The city will expect that snow plowing
operations on site do not damage fences or light poles, which degrades the
appearance of the site.
4.The removal of the pole building in the northeast portion of the site is shown on
the plans. It should be noted that the removal of this building is a requirement of
the development. The curb-cut for this building should be removed and standard
curb re-poured in its place.
5.It is not clear as to whether the southern parking lot will have gated entrances or
not. Please clarify.
