City of Centerville <br />After thorough studies of the sales in the marketplaceare conducted, we establish the assessed <br />value of all real property. During the 10/1/2020-9/30/2021study period, we recorded a total of <br />106sales, of which we considered 64to be "arms-length"sales. There were no bank/foreclosure <br />sales in Centerville during this period. <br />In accordance with the results of these sales studies, adjustments were made to all areas of the <br />city with all styles and grades of homesincreasing, to better reflect current sales prices. <br />According to Anoka County Assessing office records, the medianhome valuein Centerville <br />increased from $287,900 to $359,900, a 25.44% increase,from 2021 to 2022. <br />The 2022assessment (including $9,386,300 of new construction value) has a total preliminary <br />assessed value of $614,627,400. This represents a26.3% increasefrom the 2021assessment <br />amount of $486,724,700.The 2022total assessment without new construction increased 24.3% <br />from $486,724,700 to $605,241,100. Note:25% of thenew construction value ($2,358,900) is <br />in the Exempt classification.
