City of Centerville <br /> <br /> <br />The 2022 assessment should reflect the 2020/2021 market conditions. Sales of property are <br />constantly analyzed to chart the activity of the marketplace. The Assessing staff does not create <br />value; they only measure its movement. <br />Assessing property values equitably is part science, part judgment and part communication skill. <br />Training as an assessor cannot tell us how to find the "perfect" value of a property, but it does help <br />us consistently produce the same estimate of value for identical properties. This is the working <br />definition of equalization. <br />As of January 2, 2022 there were 1,661 parcels/accounts in the City. This total includes: <br /> 1,385 residential improved parcels <br /> 83 residential unimproved parcels <br /> 2 agricultural improved parcels <br /> 4 agricultural unimproved parcels <br /> 68 commercial or industrial or apartment parcels <br /> 109 non-taxable parcels <br /> 5 personal property accounts <br /> 0 railroad parcels <br /> 5 split use parcels <br /> <br /> <br />Current state law mandates that all property must be re-assessed each year and physically <br />reviewed once every five years. We also inspect all properties with new construction each year. <br />During 2021, 283 residential properties were inspected, 42 commercial properties and 35 exempt <br />for a total of 360 parcels reviewed. All current permit work was also inspected, and valuations <br />adjusted when appropriate. <br /> <br /> <br /> <br />4 <br /> <br />
