The user is <br />confidential for now; the project goes by the name “Banjo” and is <br />represented by Ryan Companies. The site consists of three parcels <br />thst <br /> and 21 Avenues, north of <br />totaling about 40 acres, between 20 <br />Fairview Street, south of Commerce Drive. <br />The site is essentially vacant, being used for Rehbein’s large-scale black <br />dirt operations. The site has street frontage on three sides: on the east <br />thst <br />and west along 20 and 21 Avenues, and south along Fairview Street. <br />The northeast corner of the site touches the intersection of Commerce <br />st <br />Drive and 21 Avenue. Clearwater Creek angles across the northern <br />quarter of the site, separating a 5-acre triangle of land, mostly wetland, <br />from the rest of the site. <br />Adjacent uses and zoning are industrial to the north and south in Centerville, as well as east across <br />stth <br /> Avenue in Lino Lakes. To the west across 20 Avenue are commercial zoning and uses, <br />21 <br />including the Creative Kids Academy daycare, Centerville Storage mini-storage, and Mechanical <br />Air Systems. Land Use Plan and zoning map excerpts are included on the second page following. <br />The project was discussed by the Planning & Zoning Commission on April 5, 2022, where they <br />voted to process the request as a planned unit development (PUD), and then was considered at <br />a public hearing on May 3, 2022, where the Commission recommended approval with conditions, <br />which are detailed later in this report. <br /> <br />
