<br />City of Centerville <br />Planning and Zoning Meeting Minutes <br />August 1, 2006 <br /> <br />City Administrator Larson stated this was a property the City had acquired on the east <br />side of town, which was available for resale. He noted this proposal would create three <br />industrial lots. He indicated the ponds would be managed separately for maintenance. <br />He asked for any comments or concerns before it was moved along for any decisions. He <br />indicated this did not need to get scheduled for a public hearing next month, so the <br />Commission could take their time in looking at this. He asked if the zoning should be <br />industrial or commercial. He noted right now it was zoned industrial. He stated if it were <br />commercial it might make a lot of sense. <br /> <br />Chair Hanson asked if this had been rezoned industrial recently. <br /> <br />City Administrator Larson responded they had rezoned this area as industrial. <br /> <br />Commissioner Hanzal asked if there was any benefit to having this split into three lots <br />instead of keeping it one lot. <br /> <br />City Administrator Larson replied the ditch was going to be relocated between proposed <br />lots 1 and 2, which made this a natural division. He noted if they wanted, Lots 2 and 3 <br />could be combined into one lot. <br /> <br />Chair Hanson stated the concern would be keeping kids off of the road when they were <br />going to Dairy Queen. <br /> <br />City Administrator Larson responded the construction plan did not have sidewalks, but it <br />might be possible to bring them in. He indicated, however, this might not be the best <br />place to put pedestrian traffic. <br /> <br />Commissioner Wood stated what would happen was the pedestrians would make the best <br />use. <br /> <br />Commissioner Hanzal asked if they could construct a bike path keeping the pedestrian <br />traffic away from the road. He noted this might be cheaper than a sidewalk. <br /> <br />City Administrator Larson stated while the City owned the lot, it might be possible to <br />create a pedestrian access by the ditch between Lots 1 and 2. <br /> <br />Commissioner Hanson stated if this was a commercial development that would lend itself <br />to pedestrian traffic also. <br /> <br />City Administrator Larson stated people always wanted to take the shortest route. <br /> <br />Chair Hanson stated they could always put the responsibility on the developer of the <br />property to put a sidewalk in as a part of the development. <br /> <br />Page 2 of5 <br />
