(13) Kwik Trip <br />Staff has been working with Kwik Trip’s staff to get securities and other agreements in place. <br />The owner has communicated that construction could begin by mid-summer, 2022. <br />Recently, the site’s engineer finalized plans for the right turn lane to be constructed on Main <br />Street on the south side of the store and obtained signatures from both the City and County <br />thst <br />Engineers. With this work, the sidewalk from 20 to 21 Avenues on the north side of Main <br />st <br />Street and up 21 Avenue from Main Street to Michaud Way will be constructed. <br />(11) Norbella Senior Living <br />Work on the interior of the building continues, including HVAC, plumbing and electrical. A <br />September opening is still the target. <br />(2) Peterson Shores <br />The plat has now been recorded and the newly created lot is on the market. <br />(17, 19) Rehbein Industrial <br />Paving of the base course of asphalt is now complete and boulevards have been seeded. <br />(19) Sutton Transport <br />The buildings walls and roof have been erected and work on the site utilities continues. <br />(15) 2050/2070 Main Street – American Roofing Supply <br />Interior work is complete. Site work was paused to address some issues related to the <br />underlying soils in the parking lot area and to make some minor changes to the stormwater <br />treatment design in an effort to control costs. Those changes have now been approved the Rice <br />Creek Watershed District. <br /> (18) Max Storage (Fairview Street) <br />Staff is working with the developers to finalize documents for recording. A building permit <br />application has been received and our building department is working with the contractor on <br />various elements of the plan. We anticipate grading will begin within the next month or so. <br />(17) Amazon Fulfillment Center <br />Amazon has closed on the purchase of the property. They will begin work on the site on July <br />18. A preconstruction conference was held last week, with a follow-up on-site meeting once <br />construction begins. The project has a scheduled completion date of August 8, 2023, with <br />Amazon taking a month or so after that to outfit the building and begin operations. <br />City engineering staff will be working with County and Lino Lakes engineers to begin <br />prioritizing the use of transportation related funds from the development. A first step will be <br />th <br />to complete a corridor study of the 20 Avenue (CSAH 54) route from Main Street to Birch <br />Street. This study will help guide intersection improvements to enhance safety and ensure <br />traffic flows freely. <br />Development Inquiries <br />Developer looking for 5+ acres of land to construct 250 to 500 unit market rate apartment. <br />Developer looking to construct 100+ unit apartment with affordable component. <br /> <br />
