<br />Centerville Schifsky PA version 09092022-2 for Council Packet <br />Schifsky Companies, Inc. <br /> <br />DESIGN INTENT per previous development submittal <br />Consistency with Downtown Master Plan Vision <br /> <br />We understand that the City of Centerville has several goals for the site, aimed at preserving <br />and highlighting the character of the community. In particular, oriented around a "historic <br />downtown" and "small town feel". <br /> <br />The City of Centerville has invested significant time and effort into creating a design vision <br />for Downtown. We believe that several design principles outlined in the master plan may be <br />achievable and would constitute a unique and beautiful streetscape that will be appealing to <br />home buyers and neighbors alike. <br /> <br />Should SCHIFSKY COMPANIES be selected to proceed, we would revisit the design <br />guidelines in detail with city representatives, along with our selected architect, to <br />thoroughly vet and finalize design plans. Upon preliminary concept review, several of the <br />City's desired design principles have begun to shape our inspiration set and proposed <br />product choice, including: <br /> <br />DOs <br /> <br /> Promote interesting, animated architectural features without being thematic or <br />artificial - faux decorative elements are discouraged. <br /> Provide a variety of front elevations for rows of buildings along any given block. Each <br />unit will reflect a unique design creating a stepping feeling down the street. <br /> Articulate front facades with projections and recesses. <br /> Encourage upper level setbacks and variety of roof edge treatments. Upper level <br />step backs and patios will vary the front facade and roof. <br /> Emphasize pedestrian experience with architectural features at street level including <br />stoops, steps porches awnings canopies, decorative light fixtures and material <br />details. Front porches and entry features will create pedestrian friendly streets. <br /> Encourage a variety of color, texture and materials to complement other streetscape <br />elements. <br /> Provide a diverse mix of materials, applied in a variety of proportions. The use of <br />wrought iron as an accent is encouraged. Each unit will have similar but varying <br />materials to make each unit identifiable from the unit next to it. <br /> Include smaller scale elements, variety of materials and careful detailing to support <br />street level activities and enhance the pedestrian experience. <br /> <br />
