<br />Centerville Schifsky PA version 09092022-2 for Council Packet <br />Schifsky Companies, Inc. <br /> <br />CONCEPT NARRATIVE: <br /> <br />Upon preliminary review of the marketplace and current demand drivers, conditions present at <br />the subject site, and taking into consideration the City of Centerville's stated goals for downtown <br />development, our preliminary concept (subject to change, pending additional discussion with <br />city representatives) contemplates the following: <br /> <br />Twenty-Six (26) For-Sale, Attached Townhomes (Preliminary Concept) <br />Density: 14.9 Units/Acre. <br />Four (4) buildings <br />Rear Alley-loaded (via future private drive to be constructed). <br />Dense, Urban design with zero lot-line setbacks. <br />Two-story structures with attached 2 Car Garage <br />Strong, continuous facades will be articulated through varying finishes and <br />features to create interest and appropriate scale. <br />Detailed front-entries oriented towards the public sidewalk along Centerville <br />Road, prioritizing a walkable and inviting pedestrian experience. <br /> <br />Parking: <br />Each home will provide residents with two (2) private, enclosed garage parking <br />spaces (accessible from the new private road). <br />Each home will provide an additional two (2) guest parking stalls via private <br />driveways (accessible from the new private road). <br /> <br />Reconstruction of the Existing Regional Trail <br />Project will continue to provide public connectivity through the site to the area <br />parks and trails network. <br />Reconstructed trail will provide a buffer between existing homes and newly <br />constructed homes. <br /> <br />Unit Size (Preliminary Concept) <br />Estimated range: 1600 - 1900 SF. <br /> <br />HOA Maintained <br />HOA will own and maintain private street, lawns, landscaping, and snow removal. <br /> <br />Unit Price Points: <br />Estimated baseline range: $295,000 - $350,000. <br />Schifsky Companies Response to RFP for Block 7 Redevelopment/ <br /> <br /> <br />
