Therefore,Ibelievethissectionofthecitycodewouldapply(seebelow):
153.19 (E) Nonsewered lots. In areas which are not served by public sanitary sewer systems, no lot shall be
developed for residential purposes unless it meets the requirements set for lots outside the urban service
area, which is a minimum of ten acres. The preliminary plat shall show a feasible plan for future
resubdivision by which lots may be resubdivided to meet the size and dimension standards of lots in
areas served by public sanitary sewer system. Any preliminary plat not showing a future resubdivision
plan shall not be resubdivided.

Conclusion: These lots are not ÐbuildableÑ. If a sewer main was constructed on Centerville Road and the
property was rezoned to R-2A, the lots may come into compliance as buildable lots.
Mark Statz, PE
City Administrator/Engineer
City of Centerville
1880 Main St.
Centerville, MN 55038
O: 651-429-3232
D: 651-792-7931
C: 651-775-5126
mstatz@centervillemn.com
www.centervillemn.com
@centervillemn
CƩƚƒʹMaryWells<mnassessormary@gmail.com>
{ĻƓƷʹMonday,February27,20233:50PM
ƚʹChrisLarson<mnassessorchris@gmail.com>
2
