N <br />May 2, 2022 <br />Centerville Planning & Zoning Commission <br />Page 4 of 5 <br />RE: Amazon Fulfillment Center, Sign Variance <br />Condition for Approval <br />1) The location of the sign proposed on Fairview Street will be revised to meet the required 15- <br />foot setback from the street right-of-way. <br />Findings of Fact for Approval of Variance <br />1) The proposed use - informational signs for the hundreds of vehicles serving the Amazon <br />distribution facility - is reasonable and is in harmony with the intent of the zoning code and <br />the comprehensive plan. <br />2) The Purpose and Intent section of the City's sign ordinance includes the principle that the <br />public will not be "annoyed, distracted, or displeased" by "unnecessary" signage, and as <br />such, the ordinance limits the number of ground signs per property in the industrial district. <br />3) The Amazon facility occupies a 40-acre site in the City's industrial district where many of <br />the businesses are on much smaller sites. If this property were developed with more typical <br />lot sizes, each business with its own signage, there might have been many more signs on <br />21It Avenue South and Fairview Street than the three signs proposed by Amazon. <br />4) The size of the Amazon site and the number of vehicles it serves make it a unique property <br />in the City. Meeting the ordinance requirement of only one sign on the site poses a serious <br />practical difficulty to safe and efficient operation of the facility. <br />5) Within the context of the many business sites in the surrounding commercial and industrial <br />area, the three proposed signs will not alter the essential character of that locality. <br />60-DAY RULE <br />The application was submitted on April 12, 2023. The deadline for final action by the City Council <br />on the variance request per State statue 15.99 is June 12, 2023. <br />
