ANOKA COUNTY <br />Regional Economic Development <br />Requirements: <br />• Property must be located in Anoka County <br />• No minimum site size. Sites that look to increase density through creation of new pad <br />sites for development are also eligible (with or without a land division). <br />• For high density residential sites, local zoning codes and Comprehensive Plan need to <br />allow for a project minimum of 40 units. <br />• Mixed use sites may have less than 40 units if there is a commercial space component <br />available for lease or purchase. Horizontal and vertical mixed use are both eligible. <br />• The subject property is current on all property tax and special assessment obligations. <br />• Acknowledgement from local community development staff that: <br />o The site is already zoned for development, or that a rezoning request to <br />industrial, commercial or high -density residential would be compatible with local <br />plans and generally viewed favorably. <br />o Site is a high priority site to advance local economic development plans and <br />community interests. <br />• Predevelopment activities that are being funded by the grant must be completed in <br />calendar year 2023. <br />Process: <br />- A completed application (attached) must be submitted by the property owner, or <br />municipality with property owner's signed consent, to Anoka County Regional Economic <br />Development. Review <br />committee members include one representative from MetroNorth Chamber, one from <br />Connexus Energy, and the Anoka County Director of Economic Development. <br />- Projects will be funded until program funding is exhausted. <br />o If there are more site applications than funds available, the review committee will <br />independently prioritize applications for funding based on application scores. <br />- The last project funded may receive an award amount of less than total eligible to be able <br />to exhaust all remaining funds. <br />- Eligible expenses must be incurred after the award date. Work completed prior to being <br />approved for an award are not eligible for reimbursement. <br />- Payments will be made either: <br />o Directly to third -party contractors performing work for eligible sites <br />o Reimbursement to property owner ONLY for work contracted and completed AFTER <br />the award date.
