The west <br />side of Downtown Centerville is bordered by <br />Centerville Lake and the Rice Creek Chain of Lakes <br />Park Preserve. <br />Although it may be the historical center for <br />businesses in the city, Downtown Centerville is no <br />longer the primary commercial district. Map 1.4 (on <br />Page 15) shows where businesses are located in the <br />City of Centerville. The two primary business <br />districts are just east of Downtown along Main <br />Street and along 20tht Avenue parallel to Interstate <br />35E. <br />Key Findings: Strengths and <br />Weaknesses of Downtown Centerville <br />Strengths <br />■ Proximity to Centerville Lake. Situated on a hill <br />overlooking the lake, developments located in <br />Downtown Centerville could offer excellent views. <br />Potential residents could also take advantage of <br />summer programming on the lake, such as the <br />Bald Eagle Waterski Club shows. <br />■ Rice Creek Chain of Lakes Park Preserve. Even <br />beyond Centerville Lake, the park preserve offers <br />a large natural amenity for potential residents of <br />Page 19 <br />Downtown Centerville. <br />Proximity to new housing developments. With <br />new housing in the area comes new consumers. <br />Retailers are attracted to areas that are <br />experiencing household growth. <br />Growing employment base nearby. Employers <br />have been attracted to land availability along <br />
