LOCiMarket Analysis for Downtown Redevelopment <br />CONSULTN G City of Centerville Economic Development Authority <br />April 3, 2023 <br />development, the retail space is often subsidized <br />by residential portion. <br />■ Developers said that free-standing retail space <br />would likely need public assistance to get built. <br />Destination retail could be an opportunity in <br />Downtown Centerville. <br />■ One source said that the area already has some <br />destination bars, showing that these types of <br />businesses could work in Downtown. <br />Homegrown restaurants and breweries may <br />present an opportunity for Downtown <br />Centerville. <br />One source pointed to Robbinsdale as an example <br />of how a homegrown restaurant (Travail Kitchen) <br />can spur development in a small downtown. The <br />source suggested that the city attempt to identify <br />some local entrepreneurs to develop this concept. <br />■ Another source suggested that breweries could <br />serve as a catalyst for development in the <br />community and said that it has worked <br />elsewhere. <br />■ One developer suggested an ice cream shop could <br />provide a catalyst, like some of the communities <br />on Lake Minnetonka. <br />Destination retailers would be attracted to a <br />unique setting. <br />Page 173 <br />One developer said that the city could make <br />Downtown more attractive to restaurants and <br />destination retail by enhancing its identity. He <br />said improving access to the lake would be <br />helpful. <br />
