Commerce Dr is the ideal locaon for on-street truck parking within the industrial park. It is a quiet <br />street currently seeing 300 vehicles per day (Project Banjo Trac Study 04/22/22). The north side of <br />Commerce Dr abuts three businesses with only three curb cuts (driveways). The south side of Commerce <br />Dr is wetlands and regional ponding, and is owned by the City of Centerville (Figure 2). It is unlikely the <br />land south of Commerce Dr will ever be developed or need frequent vehicular access. Furthermore, <br />Commerce Dr does not border any residenal uses or zoning districts. <br /> <br />Figure2.Wetlands & ponding depicted on the south side of Commerce Dr <br /> <br /> <br /> The Project Banjo (Amazon) Trac Study conducted by TC2 dated April 22, 2022 projected a trac <br />count on Commerce Dr of 350 vehicles per day by 2025, which increases to 600 vehicles per day by 2040 <br />assuming all undeveloped lots north and south of M.0"7/1!!/"1!"F!2!3$M!F*"3H$"60$K0"H"/I!"Y+,U," <br />SJ.3FZ"H=!01.$"PQ. J1!"&R>"7.:.313y, the 2040 Build projecon for Fairview St is just 350 vehicles per day. <br />st <br />For comparison, the 2040 Build projecon on 21 Ave S is 6,600 vehicles per day. The reason for the <br />M1$M$H!F"Y0$"M16.0 Z"1!H/1.=ons in the sta"1!M$1/"=./!H"Y.0FJH/1.3"/1=*Z"(!/"/I!"/1c projecons <br />vary signicantly between interior streets and so does the need to restrict on-street parking. <br />st <br />The projected trac count for Commerce Dr is approximately 10% of 21 Ave S assuming the 2040 <br />Build scenario. Fairview St also has low projected trac counts, but because of the current/future <br />driveway access, we feel it is best to consult with the City Engineer on specics.
