Just thought I would follow up with a few thoughts and some info: <br />Thanks for presenting to the Planning Commission earlier this week. I think the commission is very <br />comfortable with any of your layouts (A, B or Q. The main issue for you to contemplate and <br />address, if you can, is the way in which your development can meet the intent of the downtown <br />design guidelines. It would be great to see if your architects could add a little French flair to your <br />proposal with things like additional brick, Mansard rooflines, Natural stone, tall windows with <br />eyebrow or arched tops, cornice treatments, exposed architectural features, or wrought iron. <br />The next steps will be to bring your proposal, along with the competing apartment proposal that was <br />also shared with the commission, to a City Council work session. The idea will be to see if the <br />Council wants to further pursue either option. I'll ask the Council to give me their preference on <br />who to work with first. Rather than have you both do more due diligence and spend more time and <br />money, I'd like to have the CC direct me to negotiate with one of you at a time. If they ask me to <br />pursue your proposal first, we would just want to flesh out the architectural changes to see if you <br />can come up with something that works for you, financially, and meets the city's expectations for its <br />downtown. We'd also talk through the financial part of it (see attached estimate of fees). My goal <br />would be to try to get through this process in a month or two and reach a point where we can bring <br />your best offer forward to the Planning Commission again.
