Centerville 2040 Comprehensive Plan <br /> <br /> <br />The Metropolitan Council requires a calculation of the net density of areas of planned <br />residential development for areas identified for development or redevelopment. <br />They require a minimum density of three units per net developable acre for <br />communities with the ÑEmerging Suburban EdgeÒ community designation. Table 19 <br />shows net density in these areas and Map 3-3 identifies those areas. Wetlands, <br />floodplain and right of way were all subtracted from each of the areas to arrive at a <br />net acreage. Using the preferred land use guiding and density midpoints, the <br />number of potential new units for the change areas was calculated.
