City of Centerville <br />Planning and Zoning Commission <br />September 05, 2023 <br />placement of substance abuse clinics would be in the B-2 Commercial district and both an IUP and <br />CUP would be required. <br />th <br />The public hearing on this ordinance is scheduled for October 10. <br />VII.NEW BUSINESS <br />1.M-1 and M-2 Zoning District Density Requirements <br />Administrator Statz introduced this item, noting that staff would like the Commission to address an <br />incongruence between the City's Zoning Code, the Downtown Master Plan, and the City's <br />Comprehensive Plan. City Code for the M-1 and M-2 districts both begin by saying that the intent <br />of the zoning districts is to implement the Downtown Master Plan. However, the code lists a density <br />range for each district as 12-30 units per acre. The Downtown Master Plan only has this range listed <br />for the M-1 district. The M-2 District is listed at 20 - 45 units per acre. The city's Comprehensive <br />Plan lists the density range for the Mixed-Use Districts as 12-30 units per acre but does not <br />differentiate between the two. Administrator Statz reviewed the language in the city code, <br />Comprehensive Plan, and Downtown Master Plan. Discussion ensued about density and the <br />incongruencies in the various documents. The Commission provided staff direction to amend the <br />language to ensure consistency between the documents. <br />A public hearing to consider changes to the aforementioned documents is scheduled for October <br />th <br />10. <br />Motion by Commissioner Broussard-Vickers, seconded by Commissioner Thompson to call <br />for a public hearing on a change to the M-1/M-2 Zoning Code, Downtown Master Plan, and <br />for a Comprehensive Plan Amendment. All in favor. Motion carried. <br />VIII.APPROVAL OF MIN UTES <br />1.August 08, 2023, Planning & Zoning Commission Meeting Minutes <br />Motion by Commissioner Olson, seconded by Commissioner Krueger to approve the August <br />08, 2023, Planning and Zoning Commission minutes. All in favor. Motion carried. <br />IX.Announcements and Updates <br />1.Council Member Liaison <br />Council member Koski reported that public safety budgets are being discussed and costs are <br />increasing in both police and fire. Council member Koski also expressed his appreciation for council <br />member King, extending his sympathies to the King family. <br />2.AdministratorÓs Report <br />Administrator Statz reviewed the report as presented in the packet. <br />X.ADJOURNMENT <br />Motion by Commissioner Broussard-Vickers seconded by Commissioner Nelson to adjourn <br />the meeting at 7:55 p.m. All in favor.
