CITY OF CENTERVILLE <br />RES. #23-0 <br />RESOLUTION REVISING THE CENTERVILLE 2040 COMPREHENSIVE PLAN <br />WHEREAS, on October 10, 2023, the Planning and Zoning Commission held a public hearing on a <br />question related to density in the zoning districts in downtown, as presented in the City's Code of <br />Ordinances, 2040 Comprehensive Plan, and the Downtown Master Plan. <br />WHEREAS, the City's 2040 Comprehensive Plan currently guides the density of residential house <br />units in the Central Business District 1 Mixed Use zoning districts for a minimum density of 12 units <br />per acre to a maximum density of 30 units per acre. <br />WHEREAS, following that public hearing, the Commission recommended changes to the City's <br />2040 Comprehensive Plan. The purpose of the recommended changes was to increase density in the <br />Central Business District / Mixed Use zoning districts, in particular to make density in the Mixed <br />Use (M-2) zoning district to be consistent with other planning guides such as the Code of <br />Ordinances and the Downtown Master Plan. The Commission recommended increasing density in <br />the Central Business District / Mixed Use zoning district for a minimum density of 12 units per acre to <br />a maximum density of 45 units per acre. <br />NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF CENTERVILLE <br />RESOVLES AND DIRECTS AS FOLLOWS: <br />1. The 2040 Comprehensive Plan shall be amended in a manner consistent with the <br />recommendations from the Planning and Zoning Commission. <br />2. All references in the Comprehensive Plan regarding the density of residential housing units <br />in the Central Business District / Mixed Use zoning districts shall reflect a minimum density <br />of 12 units per acre to a maximum density of 45 units per acre. <br />3. These revisions shall include, but are not limited to references to the density of residential <br />housing units in the Central Business District / Mixed Use zoning districts on the following <br />pages: <br />a. Page 37 <br />b. Page 39 <br />c. Page 41 <br />d. Page 51 <br />4. The City Attorney and the City Zoning Administrator shall make the required revisions; and <br />thereafter, shall submit the revised Comprehensive Plan to the relevant county, regional, and <br />state authorities for approval and dissemination. <br />Dated this zeday of October 2023. <br />D Love, Mayor <br />
