§ 156.016 RURAL RESIDENTIAL DISTRICT (R-1). <br />(A) Purpose. The purpose of the R-1 District is to allow agricultural activities and nonsewered residential <br />dwellings as interim uses of the land. The city has limited vacant land for development and all land in <br />the city is planned for eventual urban uses. Because of the limited duration anticipated for agricultural <br />uses in the city and the incompatibilities which often exist between agricultural and nonagricultural uses, <br />permitted uses in the R-1 District will not reflect intensive commercial agricultural uses. <br /> <br />(B) Permitted uses. See Table 156-A.1. <br /> <br />(C) Special requirements. Agricultural uses are permitted in the R-1 District subject to the following <br />requirements: <br /> <br />(1) Feed lots, runs, pens and similar intensively used facilities for animal raising and care shall not <br />be located within 300 feet of a neighboring property; and <br /> <br />(2) Accessory farm buildings shall not be erected within 100 feet of a neighboring property. <br /> <br />Ord. 2d #58, amended 10/10/2012 <br /> <br />§ 156.017 HIGH-DENSITY SINGLE-FAMILY RESIDENTIAL DISTRICT (R-2A). <br /> <br />(A) Purpose. It is intended that the R-2A District provide for higher-density single-family detached, <br />attached and multiple-dwelling opportunities in areas where public utilities are available and required <br />for service. The design and circulation of new residential areas are also intended to be complementary <br />with and enhance the communityÓs small-town atmosphere. <br /> <br />(B) Permitted uses and structures. See Table 156-A.1 <br /> <br />(C) Conditional uses.
