Eating and Drinking Establishments in the Mixed Use Districts <br />Staff has noticed that the use category ÐEating and Drinking EstablishmentsÑ does not <br />indicate that they are allowed in the Mixed Use districts. Of course, we wish to have <br />these facilities in our downtown, Central Business District, which is zoned M1/M2. <br />Staff is recommending that a PUD indicator be placed in the M1 and M2 district columns <br />for the ÐEating and Drinking EstablishmentsÑ use category. <br />Issue 2 Î Definitions <br />Multi-Family Uses <br />There are a number of terms, dealing with homes which are not ÐSingle Family <br />DetachedÑ that are used interchangeably, creating a lot of confusion. Additionally, some <br />of these terms have meanings within the building code. Staff is looking to create <br />consistent use of various terms throughout the city code. Those terms include: <br /> Dwelling Unit <br /> Single Family Dwelling, Attached <br /> Single Family Dwelling, Detached <br /> Two-Family Dwelling <br />Multiple Dwelling <br />Duplex <br /> Building <br /> Apartment <br />Staff is recommending a number of changes to certain sections of Chapter 156. A red- <br />lined version of the code will be presented at a late date. <br /> <br />Autor Repair <br />Autor Repair is listed on our table of allowed uses a number of times, and is carefully <br />zoned, due to the noise, odors, waste, aesthetic and other issues it may create. However, <br />several uses akin to auto repair, but which do not carry with them the same concerns have <br />become more popular. They include, auto detailing, accessory installation, auto glass <br />repair/replacement and other such activities. These uses should be considered for less <br />restrictive use in both commercial and industrial districts. <br /> <br />Staff is recommending some changes to the city code which will be presented at a later <br />date. <br /> <br />Issue 3 Î Appendix A Î District Regulations Lot and Yard Requirements <br /> <br />R2A Î High Density Single-Family Residential District <br />Despite the intent of the R2A District being to allow ÐÈhigher-density single-family <br />detached, attached and multiple-dwellingÈÑ uses, Table 1, in Appendix A of the City <br />Code, does not appear to have a set of setbacks for ÐSingle Family AttachedÑ or ÐMulti- <br /> <br />
