various facets of a potential development deal involving Tax Increment Financing in support of a 110-unit <br />market rate apartment building. The development was also presented to the planning commission for a <br />sketch plan review on January 2, 2024. Ebert Companies is now working to prepare an application for a <br />Preliminary Plat and PUD as the next step in the entitlement process. <br /> <br />The developer for the LaLonde Proposal will be on hand at the Town Hall Open House on Monday, March <br />25th to answer questions regarding their proposed development. Recent updates to the site plan have the <br />building shifted more to the south, to accommodate a fire lane along the north side of the building. <br />Additionally, the parking lot on the west side of the building has been eliminated in lieu of more underground <br />parking. This eliminates the need for improvements to Westview Street. <br /> <br />Peltier Estates <br />Sharper Homes has submitted an application for a Preliminary Plat and Planned Unit Development for the <br />th <br />19 acres in the northeast portion of the city along 20 Avenue, just north of Deer Pass. The development <br />th <br />proposal features 24, detached townhomes served by a cul-de-sac off 20 Avenue. A trail connection to the <br />sidewalk on the west side of Brian Drive will be made from the end of the cul-de-sac. A public hearing on <br />nd <br />the development will be held on April 2, at the Planning & Zoning Commission meeting (6:30 PM at City <br />Hall). The proposal is substantially the same as what was proposed in 2017 and again in 2021. <br /> <br /> <br /> <br /> <br />
