Peltier Estates – Narrative <br />Sharper Communities would like to (re)introduce Peltier Estates – a 24 unit detached townhome <br />community. Finished lots will be sold to Sharper Homes (of the same owners), who will complete the <br />townhome builds. Sharper Homes has a long history of building homes in Centerville, and we’re excited <br />to get this new project under way. <br />It is our intention to tailor this project to suit the property as best as possible. Due to minimal upland <br />space as well as limited availability of fill material, this property is best suited for slab on grade housing. <br />The preference for slab-on-grade helps us determine the best house style and ideal clientele, and <br />ultimately the requirement for a planned unit development. <br />Detached townhomes work very well in this situation. Our ideal clientele are small families or “empty <br />nest” parents looking to downsize without the need, or desire, of a basement space or large yard. In <br />this case, the association-maintained exterior is a major selling point. These clients are looking for a <br />smaller, but still upscale, home in a community they are excited to be a part of. <br />Home prices are expected to be somewhere around $500,000 and $650,000. <br /> <br />
