Q: Why do we need high density housing? Why not look for retailin our downtown, <br />instead? <br />A: Many real estate professionals, market studies and developers have pointed to the <br />lack of “rooftops” andlow trafficcounts the immediate area surrounding downtown as <br />reasonsfor being unable to attract retail to thearea. The 2006 Damon Farber studylaid <br />out a plan to add this density to the downtown as a driver of retail investment. The 2023 <br />study by LOCi, commissioned by theEDA, also pointed to the need for higher traffic <br />counts and a denser populationto attract and sustain a vibrantdowntown. The <br />unfortunate reality is that the downtown will not attract new retail projects without higher <br />traffic counts and a denser population in a half-mile radius. If a thriving downtown is <br />wanted, density is needed. <br /> <br />
