Q: Why do we need high density housing? Why not look for retailin our downtown,
instead?
A: Many real estate professionals, market studies and developers have pointed to the
lack of “rooftops” andlow trafficcounts the immediate area surrounding downtown as
reasonsfor being unable to attract retail to thearea. The 2006 Damon Farber studylaid
out a plan to add this density to the downtown as a driver of retail investment. The 2023
study by LOCi, commissioned by theEDA, also pointed to the need for higher traffic
counts and a denser populationto attract and sustain a vibrantdowntown. The
unfortunate reality is that the downtown will not attract new retail projects without higher
traffic counts and a denser population in a half-mile radius. If a thriving downtown is
wanted, density is needed.
