tǒĬƌźĭ /ƚƒƒĻƓƷƭ ƚƓ ЊЏБА ĻƭƷǝźĻǞ {ƷƩĻĻƷ Α \[ğ\[ƚƓķĻ tƩƚƦƚƭğƌ <br />April 6, 2024 <br />Response from Mark Statz <br />ͻ\[źƓķğͲ <br />Thank you for reaching out with your concerns regarding the proposed development on the LaLonde <br />property at 1687 Westview Street. <br />The number of units being proposed (90 to 110) falls wiƷŷźƓ ƷŷĻ ǩƚƓźƓŭ ķźƭƷƩźĭƷ ŭǒźķĻƌźƓĻƭ ƚŅ ЊЋ Α ЍЎ ǒƓźƷƭ <br />per acre. This zoning is for the downtown Mixed Use district and is aimed at creating a more dense, <br />retail friendly environment. Your concerns for the neighboring school and its students is certainly top of <br />mind as we review this project. The developer has already been in contact with the school to ensure <br />ƷŷĻźƩ ƦƩƚƦƚƭĻķ ƌğǤƚǒƷ ğƓķ ƷƩğŅŅźĭ ƦğƷƷĻƩƓƭ ķƚƓƷ ǒƓƓecessarily interfere with bus and other school <br />ƷƩğŅŅźĭ͵ źƷŷ ƩĻŭğƩķ Ʒƚ ƷŷĻ ƭĭŷƚƚƌƭ ĭğƦğĭźƷǤͲ źƷƭ likely that this building will not attract a great number <br />of school-aged children as the target market will likely be empty nesters and young professionals, not <br />yet having children. This is, of course, not to say that children will not be allowed, but only that a <br />building like this does not typically have a large impaĭƷ ƚƓ ƷŷĻ ƭĭŷƚƚƌƭ ĻƓƩƚƌƌƒĻƓƷ͵ ŷźƭ ķĻǝĻƌƚƦƒĻƓƷ źƭ <br />ĻǣƦĻĭƷĻķ Ʒƚ ƦƩƚķǒĭĻ ğƩƚǒƓķ ЏЉЉ Α АЉЉ ǝĻŷźĭƌĻ ƷƩźƦƭ ƦĻƩ ķğy. This compares to the current traffic levels <br />on Main Street which are in the neighborhood of 11,000 per day. With these trips likely to split in either <br />direction from Centerville Road, that would leave, say, a 350 trip increase or about 3%. The vast <br />majority of trips on Main Street initiate from outsźķĻ ƚŅ /ĻƓƷĻƩǝźƌƌĻƭ ĬƚğƩķĻƩƭ͵ 5ĻǝĻƌƚƦƒĻƓƷƭ źƓ \[źƓƚ <br />Lakes and Hugo are the primary drivers of increased traffic. <br /> <br />We are collecting the comments received on this development and will share them with the Planning <br />Commission, City Council and the general public as part of the public hearing process. <br /> <br />Please let me know if you have further questions or wish to speak with me directly about any particular <br />issue. <br /> <br />p.s.
