It is too close to the elementary school, the <br />lake and to downtown for safety reasons due to the congestion. Centerville has always had a small town <br />feel and many of us have purchased new homes near the lake at top dollar and will only decrease our <br />property value and raise taxes for need to expand/ improve roadways. The elementary school is already <br />splitting at the seems and requires the school referendums to be passed for additional money. Who will <br />afford the luxury appts?? Retirees who vote down school referendum's? <br />If this passes, I will need to sell before my equity drops around the ƌğƉĻ͵ͼ <br />Melanie A Houle <br />February 6, 2024 Response from Mark Statz <br />ͻaĻƌğƓźĻ <br />Thank you for reaching out with your concerns regarding the proposed development on the LaLonde <br />property at 1687 Westview Street. <br />Your concern for the neighboring school and its students is certainly top of mind as we review this <br />project. The developer has already been in contact with the school to ensure their proposed layout and <br />ƷƩğŅŅźĭ ƦğƷƷĻƩƓƭ ķƚƓ͸Ʒ ǒƓƓĻĭĻƭƭğƩźƌǤ źƓƷĻƩŅĻƩĻ ǞźƷŷ Ĭǒs and other school traffic. With regard to the <br />ƭĭŷƚƚƌ͸ƭ ĭğƦğĭźƷǤͲ źƷ͸ƭ ƌźƉĻƌǤ that this building will not attract a great number of school-aged children as <br />the target market will likely be empty nesters and young professionals, not yet having children. This is, <br />of course, not to say that children will not be allowed, but only that a building like this does not typically <br />have a large impact on the school͸ƭ ĻƓƩƚƌƌƒĻƓƷ͵ This development is expected to produce around 600 Α <br />700 vehicle trips per day. This compares to the current traffic levels on Main Street which are in the <br />neighborhood of 11,000 per day. With these trips likely to split in either direction from Centerville Road, <br />that would leave, say, a 350 trip increase or about 3%. The vast majority of trips on Main Street initiate <br />from outside ƚŅ /ĻƓƷĻƩǝźƌƌĻ͸ƭ ĬƚğƩķĻƩƭ͵ Developments in Lino Lakes and Hugo are the primary drivers of <br />increased traffic. <br />As to property values, it is always a difficult thing to predict. If the project moves forward, every effort <br />will be made to ensure this development is a community asset; meaning it raises the aesthetic of our <br />town. <br />We are collecting the comments received on this development and will share them with the Planning <br />Commission, City Council and the general public as part of the public hearing process. <br />Please let me know if you have further questions or wish to speak with me directly about any particular <br />issue. <br /> <br />
