A <br />public hearing has been scheduled for May 7, at the Planning and Zoning Commission meeting. The meeting <br />location will be at St. Genevieve’s Community Center at 6995 Centerville Road. See the legal posting in <br />the paper for more information or visit the city’s website to see the full gamut of information in the Planning <br />and Zoning Commission’s Agenda Packet. <br /> <br />Peltier Estates <br />Sharper Homes has submitted an application for a Preliminary Plat and Planned Unit Development for the <br />th <br />19 acres in the northeast portion of the city along 20 Avenue, just north of Deer Pass. The development <br />th <br />proposal features 24, detached townhomesserved by a cul-de-sac off of 20 Avenue. A trail connection to <br />the sidewalk on the west side of Brian Drive will be made from the end of the cul-de-sac. A public hearing <br />nd <br />on the development was held on April 2, at the Planning & Zoning Commission meeting. The proposal is <br />substantially the same as what was proposed in 2017 and again in 2021. The Planning Commission <br />unanimously recommended approval of the Preliminary Plat and Conditional Use Permit for a Planned Unit <br />Development. <br /> <br />The City Council will consider the Preliminary Plat and CUP/PUD for approval at an upcoming meeting. <br /> <br />stnd <br />Old Mill Estates 1 and 2 Additions <br />The developer has had surveyors working on site to complete necessary documentation for close-out of the <br />development’s Rice Creek Watershed District Permit, which is the main remaining item to be addressed <br />before we can look at closing out the development escrow. <br /> <br />The city continues to work with the developer and builders on site clean-up items. <br /> <br />rd <br />Old Mill Estates 3 Addition <br />rd <br />The developer of Old Mill Estates is proposing a 3 Addition concept that went before the Planning & <br />th <br />Zoning Commission for a “Concept Review” at their March 4, meeting. This subdivision was always a <br />stnd <br />part of the discussion when Old Mill Estates (1 and 2 Additions) was platted. However, the developer <br />needed more time to work out wetland and power line easement issues. With some of those issues more in <br />hand, the proposed subdivision would break up Lot 8, Block 2, into 4 lots (3 new lots). We anticipate a <br />formal application for Preliminary Plat, leading to a public hearing in May. <br />Block 7 Property (Downtown) <br />A developer recently met with city staff to review a concept plan involving 20 – 26 row-style townhomes. <br />No official application has been received. <br />1737 Main Street (Block 3) <br />No recent activity. <br /> <br /> <br /> <br />
