City of Centerville <br />City Council Work Session & Meeting Minutes <br />April 24, 2024 <br />Administrator Statz stated that Staff drafted Frequently Asked Questions (FAQ) guide regarding the <br />proposed development, and he reviewed what was contained in their packet with them. <br /> <br />Lengthy discussion ensued regarding recommended additions to the FAQ such as adding information <br />regarding Tax Increment Financing and its positive impacts; adding information regarding height and <br />scale information comparative to the existing home on the parcel; ownership of the property; potential <br />construction if Tax Increment Financing was not considered for a similar project; and inclusion of the <br />revised FAQ in the Planning & Zoning Commission’s packet for the May 7, 2024 meeting with the <br />information being forwarded to all other boards and commissions of the City. <br /> <br />4. Mixed Use Development Proposal in Commercial District <br /> <br />Administrator Statz reviewed the information that was contained in Council’s packet regarding a <br />developer who was interested in constructing a high density, market rate multi-family development on <br />th <br />the corner of 20 and Main Street with a vertically integrated retail component. He stated that the parcel <br />was currently zoned B-2, Main Street Commercial and a Comprehensive Plan Amendment would be <br />needed to allow for such construction. <br /> <br />Discussion ensued regarding additional interest if the development had first floor retail and the <br />possibility of continuing discussions. <br /> <br />III. ADJOURNMENT <br />Mayor Love adjourned the meeting at 6:05 p.m. allowing for a 25-minute break prior to commencing <br />Councils regular meeting. <br /> <br />COUNCIL MEETING <br /> <br />I.
