TITLE OF ISSUE: Variance Request - 1421 Mound Trail BACKGROUND AND SUPPLEMENTAL INFORMATION: The resident at 1421 Mound Trail is requesting a variance(s) to build an accessory structure in the front yard to be used as a garage/pool house, equipped with a bathroom and utilities (gas, water, sewer); the resident's proposal includes building an in-ground pool, enclosed by a fence, in the front yard. The resident understands that his request for variances (building & pool) may not be granted, however, he would like to address the Commission to discuss his proposed project. Supporting documentation (project narrative, survey, sketch, and aerial map are included in the packet for the Commission's review. There are three "tests" that are needed to obtain a variance: 1. The property owner proposes to use the property in a reasonable manner. 2. The landownerÓs situation is due to circumstances unique to the property not caused by the landowner. 3.The variance, if granted, will not alter the essential character of the locality. COST AND SOURCE(S) OF FUNDING: N/A REQUESTED ACTION: No formal action required. Please advise the resident if there is interest in considering his request for two variances.
