April 1, 2025 <br />Centerville Planning & Zoning Commission <br />Page 8 of 8 <br />RE: Downtown Master Plan & Development Guidelines Ï Residential Density <br />CONCLUSION/RECOMMENDATION <br />I recommend that CentervilleÔs Downtown maintain an allowable density as high as possible in the <br />core area of Downtown with 2- to 4-story development, to encourage the kind of development <br />and the population density needed to create a walkable neighborhood with the desired <br />character.I understand that many in theCity are concerned about high density. Reducing the <br />current maximum from45 units/acre to 30 units/acre could be acceptable and still attract viable <br />projects.Recommendations: <br />12-30 units/acre in the core of Downtown <br />Minimum 2 stories, maximum 4 stories <br />Buildings close to the street Ï maximum 10-ft setback <br /> <br />
