May 6, 2025 <br />Centerville Planning & Zoning Commission <br />Page 2 of 6 <br />RE: 1421 Mound Trail, Variance Request Ï Accessory Structure Setback <br />The property is a lakeshore lot on Centerville Lake, <br />about 105 ft wide by 350 ft deep. The house is situated <br />about 100 ft from the lakeshore, leaving a ÑfrontÒ yard <br />about 200-220 ft deep between the house and Mound <br />Trail right-of-way. The Ñrear yardÒ (green shaded area <br />to the right) is defined as between the rear lot line and <br />the rear line of the building. There is little room on the <br />lakeshore side to put in a new structure meeting the <br />lakeshore setback. The request is therefore a variance <br />to the front setback, the only reasonable place to put <br />the structure on this lot. <br />VARIANCE CRITERIA <br />The standards for considering a variance are <br />excerpted at the end of this report and summarized <br />below. <br />(1) The variance is in harmony with the purposes and <br />intent of the zoning chapter of this code; <br />(2) The variance is consistent with the comprehensive <br />plan; <br />The request does not directly relate to issues in <br />the comprehensive plan or zoning code, other <br />than the required setback, which is the request <br />here. <br />(3) The proposal puts the property to use in a reasonable manner; <br />Building an accessory structure of this scale is a reasonable use of residential property. <br /> <br />(4) There are unique circumstances to the property not created by the landowner; <br />The unique circumstance here is the arrangement of structures on the lot Ï the house is set <br />very far back from the street leaving a very large front yard but almost no rear yard where <br />an accessory structure would typically be. This is a situation not created by the property <br />owner and is relatively unique, even among lakeshore lots. <br /> <br />35 <br /> <br />
