May 6, 2025 <br />Centerville Planning & Zoning Commission <br />Page 4 of 6 <br />RE: 1421 Mound Trail, Variance Request Ï Accessory Structure Setback <br />HEIGHT <br />The proposed building will meet the Centerville Zoning Code standards for the height of an <br />accessory building. The definition of ÑheightÒ in the Centerville is typical of many zoning ordinances <br />in that it considers the height of a pitched roof to be the average between the eaves and the peak <br />(ÑridgeÒ in CentervilleÔs code). This is because the perceived height of a pitched roof is less than <br />that of a flat roof. The height of accessory buildings is limited to 15 feet, unless it matches the slope <br />of the principal structure (the house). That is the case here: the new building has a roof pitch similar <br />to the house and its height is calculated as 16.55 ft according to the definition, as illustrated below, <br />therefore no variance is needed for the height of the structure. <br /> <br /> <br />SIZE OF STRUCTURE <br />The size of accessory buildings is limited to 2% of the lot size. The lot at 1421 Mound Trail is <br />approximately 40,075 sq ft in area, which would allow a structure of 802 sq ft, exactly what is <br />proposed by the applicants. <br /> <br />RECOMMENDATION <br />I recommend that the Planning and Zoning Commission recommend approval of the variance to <br />the front yard setback for an accessory building at 1421 Mound Trail as depicted on the submitted <br />materials from applicant Jim Heron, with the following conditions and findings of fact: <br /> <br /> Conditions for Approval <br /> <br />1) The new accessory building will match the style, color and roof slope of the existing house <br />on site. <br />Findings of Fact for Approval <br /> <br />37 <br /> <br />
