There are currently 0/25 swimming pools in Centerville located between the main structure and <br />the street. There are 2-3 properties on Mound Trail and several more on Centerville Lake alone <br />which would have a case for precedence should this project proceed. <br />In summary, the 1421 Mound Trail proposed variance alters the essential character of the locality, is in <br />opposition to previous Commission decisions upholding the Zoning Code of Ordinances, does not <br />qualify as a unique circumstance or practical difficulty, violates common practice and diminishes <br />neighboring property value, and would set a negative precedence for future proposals in Centerville. As <br />such, this project does not meet the criteria to be approved by the Commission. <br />6 <br />50 <br /> <br />
