CITY OF CENTERVILLE <br />REQUEST FOR <br />COUNCIL ACTION <br />Agenda Item # Department: Requested Council Meeting Date: <br />May 14, 2025 <br />Administration/Planning <br />IX.2 <br />TITLE OF ISSUE: <br />Variance Request - 1421 Mount Trail - Accessory Structure in the front yard <br />BACKGROUND AND SUPPLEMENTAL INFORMATION: <br />At the May 6th Planning and Zoning Commission meeting (P&Z), a public meeting was held to receive input <br />on a request for a variance from the resident at 1421 Mound Trail for an accessory structure (garage) in the <br />front yard. The resident at 1407 Mound Trail (Allesandra Cariveau) expressed written opposition to the project <br />requesting that the covered patio be denied based on it not meeting the definition of an accessory structure <br />(garage/storage shed accessory structure); it being out of scale for the locality and because a variance request <br />for a patio at 1313 Mound Trail was denied in 2021. She also expressed concern about unwanted precedent to <br />the Zoning Code and negative property values. Ms. Cariveau noted that she does not have a problem with the <br />size/height requirements.
