733 Marquette Avenue, Suite 1000, Minneapolis, MN 55402 Planning Report DATE: June 26, 2025 TO: Centerville Planning & Zoning Commission FROM: Evan Monson, AICP & Phil Carlson, AICP, Stantec ADDRESS: 7064 Centerville Road REQUEST: Variance Request Ï Garage in Front, Setback to House, Area of Accessory Structures OWNER: Jaycee Services LLC APPLICANT: Jaycee Services LLC PID: 23-31-22-24-0035 INTRODUCTION The owner of the single-family home at 7064 Centerville Road wishes to build a new detached 20- foot by 24-foot garage on the lot. To build the detached garage as proposed, there are three separate standards to which variances would be needed: 1) Total area of accessory structures, as required under Section 156.107(A)(1). a. The total area of accessory structures would be approximately 604 square feet (SF): the existing shed is 123.2 SF; the proposed garage would be 480 SF. Section 156.107(A)(1) limits the square footage of all accessory structures to 2% of the lot area. This lot is 15,010 SF, allowing up to 300 sq ft of accessory structures. The applicant wants to keep the existing shed plus have the new garage. 2) Location on the lot, as required under Section 156.107(A)(4). a. The proposed garage is in front of the front edge of the house. Section 156.107(A)(4) of the code requires accessory structures to be in the rear yard only. 3) Distance from the house, as required under Section 156.107(A)(7). a. The proposed garage would be located 1Ô-8đÒ (or 1.70833 feet) from the house. Section 156.107(A)(7) of the code requires a six-foot separation between the house and a detached accessory structure. The commissioners opened the public hearing on this item at the June 3 Planning & Zoning Commission meeting and continued the hearing to a future date to allow the applicant time to submit additional information and plans.
