To build the detached garage as proposed, there are three <br />separate standards to which variances would be needed: <br />1) Total area of accessory structures, as required under Section 156.107(A)(1). <br />a. The total area of accessory structures would be approximately 604 square feet (SF): <br />the existing shed is 123.2 SF; the proposed garage would be 480 SF. Section <br />156.107(A)(1) limits the square footage of all accessory structures to 2% of the lot <br />area. This lot is 15,010 SF, allowing up to 300 sq ft of accessory structures. The <br />applicant wants to keep the existing shed plus have the new garage. <br />2) Location on the lot, as required under Section 156.107(A)(4). <br />a. The proposed garage is in front of the front edge of the house. Section <br />156.107(A)(4) of the code requires accessory structures to be in the rear yard only. <br />3) Distance from the house, as required under Section 156.107(A)(7). <br />a. The proposed garage would be located 1Ô-8đÒ (or 1.70833 feet) from the house. <br />Section 156.107(A)(7) of the code requires a six-foot separation between the house <br />and a detached accessory structure. <br /> <br />The commissioners opened the public hearing on this item at the June 3 Planning & Zoning <br />Commission meeting and continued the hearing to a future date to allow the applicant time to <br />submit additional information and plans. <br /> <br /> <br /> <br /> <br />
