Any detached <br />accessory structure that is not a garage shall be located only within the rear yard. <br />ACCESSORY STRUCTURES AND CORNER LOTS <br />The definition under the current code is that any lot line that abuts a road is a ÑfrontÒ lot line; a <br />corner lot therefore has two front lot lines, and two front yards. For detached accessory structures, <br />the current requirement is: <br /> <br />§ 156.107 ACCESSORY STRUCTURES AND USES. <br />(A) Residential Uses <br />(5) Detached accessory buildings must have a minimum of a 5-foot interior side setback and a 10-foot <br />rear setback. Where a rear or side yard abuts a street, an accessory building shall be set back a minimum <br />of 20 feet from the street property line. First, staff would <br />propose defining what a lakeshore lot is within the definitions section. <br /> <br />LOT, LAKESHORE. A lot bordered on one side by a river, stream, or lakeshore, and another side by a right- <br />of-way. Lakeshore lots may also be corner lots or interior lots. Also referred to as a riparian lot. <br /> <br />Often, lakeshore lots are narrow and deep, with the house built deeper in the lot closer to the <br />lakeshore than the road and front lot line. Due to the setbacks required from the lakeshore, there is <br />often little rear yard that can be utilized for detached accessory buildings, pools, etc. The <br />commissioners should discuss whether they prefer allowing certain items between the road and a <br />house on lakeshore lots. <br /> <br />Communities that allow detached accessory structures in the front yard of a lakeshore typically <br />require screening. Communities also may require that the minimum front yard setback still be met, <br /> <br />
