July 2, 2025 <br />Centerville City Council <br />Page 2 of 8 <br />RE: 7064 Centerville Road, Variances for New Detached Garage <br />EXISTING CONDITIONS <br /> <br />Figure 1: 2024 aerial, per Anoka County GIS. The subject property is outlined in red. <br />The subject property is 15,010 SF in size, per a 2020 survey submitted by the applicant. The house <br />on the site was recently remodeled, and is located approximately 83.6 feet from the front property <br />line. The existing gravel driveway was recently hard-surfaced as well, utilizing the location of an <br />existing curb cut for access. An existing shed is located near the southeast corner of the subject <br />property, and per the 2020 survey is nonconforming to current setback requirements. The 2020 <br />survey also shows a well south of the house, and a gas meter on the south façade of the house. <br />The applicantÔs site plan shows the front of the proposed garage will be 16 feet in front of the <br />existing house, which would place it approximately 67.6 feet from the front lot line (the front lot line <br />abuts the right-of-way (ROW) of Centerville Road). The house and proposed garage are both set <br />farther back from the front lot line than the two adjacent houses, so the proposed garage would <br />not stick out in front of the edge of the existing houses on that block (see Figure 2). There is space <br />north of the house that appears could accommodate the garage while meeting the required <br />setbacks from the house and side lot line, and would result in the structure not being closer to the <br />road than the house. <br /> <br />59 <br /> <br />
