STATE OF MINNESOTA <br />COUNTY OF ANOKA <br />CITY OF CENTERVILLE <br />RES. #25-___ <br /> <br />RESOLUTION APPROVING A COMPREHENSIVE PLAN AMENDMENT TO OUTLOT D OF <br />ST <br />THE REHBEIN COMMERCIAL PLAT (7181 Î 21 AVENUE NORTH, PIN #R24-31-22-22- <br />0223) <br /> <br />WHEREAS: the City of Centerville is a municipal corporation organized and existing under the laws of <br />the State of Minnesota; and <br /> <br />WHEREAS: the City of Centerville has established a Comprehensive Plan that includes background data, <br />policy statements, standards, and maps that help to guide the future physical, social, and economic <br />development of the City; and <br /> <br />WHEREAS: on August 12, 2025, Equinox Construction, LLC. on behalf of the property owner, R & R <br />Leasing, Inc., (the ÐApplicantÑ) filed a complete request for a Comprehensive Plan Amendment to allow <br />for the construction of an attached townhome project on the property with the PID 24-31-22-22-0223 <br />legally described in Exhibit A attached hereto (the ÐPropertyÑ); and <br /> <br />WHEREAS: approval of an amendment to the Comprehensive Plan and Zoning Map is required in order <br />for the proposed project to conform with the CityÓs adopted plans and policies; and <br /> <br />WHEREAS: the public hearing notice was published, mailed, and posted pursuant to the Centerville <br />Zoning Ordinance, and Minnesota Statutes Section 462.355; and <br /> <br />WHEREAS: the Centerville Planning & Zoning Commission held a public hearing on the proposed <br />Comprehensive Plan Amendment on September 2, 2025; and <br /> <br />WHEREAS: the Centerville Planning & Zoning Commission has submitted its report and <br />recommendation of approval to the City Council as part of a staff report dated September 10, 2025; and <br /> <br />WHEREAS: the City Council considered the Comprehensive Plan Amendment at its September 10, <br />2025, meeting and made the following findings of fact: <br /> <br />1. That the applicant has submitted a request to the City of Centerville to amend the Comprehensive <br />Plan in accordance with the procedures as established by CentervilleÓs Community Development <br />Department and the Centerville Planning and Zoning Commission; and <br /> <br />2. That the request is to amend the Future Land Use Map to change the subject property from <br />Commercial to High Density Residential (HDR); and <br /> <br />3. That the proposed amendment is consistent with the overall goals and objectives of the Centerville <br />Comprehensive Plan. <br /> <br /> <br /> <br /> <br />116 <br /> <br /> <br />
