145 <br />any accessory building, unless otherwise permitted.Lots which do not abut any streets, or <br />do not abut the street from which the lotÓs legal address is derived shall have their lot <br />lines designated by the Zoning Administrator. <br />(3) Any principal structure situated on lands contiguous to or abutting any portion of the <br />public lakes in the city shall maintain yard setbacks of 75 feet from the lake. Where <br />adjacent structures have yard setbacks different from these requirements, the minimum <br />setback from the lake shall be the average setback of the adjacent structures to a <br />minimum of 50 feet; and See also Floodplain Chapter and additional requirements for <br />shorelands. <br />(4) The minimum side or rear yardsetback depths for the following nonresidential <br />structures or uses which abut any lot in any residential district shall be: <br />(B) Computing front yardssetbacks. For the purpose of computing front yard setbackdimensions, <br />measurements shall be taken from the nearest point of the front wall of the building to the street <br />right-of-way line subject to the following qualifications: <br />(1) Cornices, canopies or eaves may extend into the required front yardsetbacka distance <br />not exceeding two feet, six inches; <br />(2) A covered or uncovered landing place, steps, or stoop may extend into the required <br />front yardsetback to a distance not exceeding six feet, if its floor is no higher than the <br />entrance floor of the building. An open railing no higher than three feet may be placed <br />around the structure. Such permitted encroachment shall not be enclosed with walls, <br />screens, windows, etc. but must be completely open and if covered, the cover may be <br />cantilevered or supported with columns and must be constructed in similar quality and <br />appearance as the building and may not be constructed with metal roofs or metal <br />columns; <br />(3) The above enumerated architectural features may also extend into any side or rear <br />yardsetbackto the same extent, except that no porch, terrace or outside stairway shall <br />project more than three feet into any side yardsetback and then, in the case of an outside <br />stairway, only if it is unroofed and unenclosed above and below the steps. In no case shall <br />a porch, stair landing or any other architectural feature extend closer than four feet to the <br />side property line; and <br />Section 6. Revisions to § 156.166(G)PARKING AND DRIVEWAY REQUIREMENTS. <br />(G)Off-street loading. A loading space shall have minimum dimensions of not less than 12 feet in <br />width, 50feet in length, exclusive of driveways, aisles and other circulation areas. One off- <br />street loading space shall be provided and maintained on the same lot for each commercial <br />and industrial use requiring regular delivery of goods and having a modified grossfloor area <br />of more than 10,000 square feet. One loading space shall be provided for each additional <br />25,000 square feet or fraction thereof. No off-street loading space shall be located in any <br />required setbackyardadjoining any residential use. Required off-street loading space shall <br />not be included as off-street parking space in computing required off-street parking space. <br />Vehicles utilizing this loading space shall not project into the public right-of-way. <br />Section 7. Revisions to § 156.167TREE PLANTING. <br />Required trees should be planted in the front setbackyardand out of the right of way and a <br />minimum of 15 feet from the curb line and shall not be planted in a manner that interferes with <br />any current or planned utility line. Trees may not be planted under a power line except low <br />growing varieties approved by the Cityfor such locations. <br /> <br />
