City of Centerville <br />Planning and Zoning Commission <br />August 12, 2025 <br /> <br /> Changing the references from yard to setback, clearing up the issue with the term required <br />setback <br /> Changing the shoreland setbacks so they are different than typical setbacks (see the Table of <br />Allowed Uses). <br /> Accessory structures and placement in front yards <br /> Adding a definition for swimming pool <br /> Fence requirements pertaining to height <br /> <br />Planner Monson then reviewed his staff report, referencing three figures that depict current <br />circumstances and potential changes. Figure 1, shown on page 4 of the staff report, depicts the <br />current lot line and setback requirements (not drawn to scale). Figure 2 or Option 1A for corner lots, <br />shows the front lot line and setback based on address or access. Figure 3 or option 1B for corner <br />lots, shows the lot line based on access or address, along with a side street setback. <br /> <br />Discussion ensued about the three options outlined in the staff memo. The Commission favors <br />option 1A as outlined in the staff memo. <br /> <br />Motion by Commissioner Carciofini, seconded by Commissioner Thompson to Approve <br />option 1A as outlined in the staff memo. Roll call taken and all in favor. Motion carried. <br /> <br />Discussion also ensued about the direction the Commission would like to take regarding <br />requirements for accessory structures. There was a variance not too long ago that allowed up to 200 <br />square feet or 2% of the lot area, whichever is greater – this requirement does not apply to rural or <br />agricultural zones, but it does for residential zones. The Commission will continue to review this <br />requirement since the City Council requested that they provide guidance. <br /> <br />Motion by Commissioner Nelson, seconded by Commissioner Carciofini to table the discussion <br />on accessory structures. Council Member Liaison <br />Council member Koski thanked everyone for the Night to Unite parties in the city, noting that there <br />were nine events and he and Administrator Lewis attended four of them. <br /> <br />th <br />Councilmember Koski reported that on Deer Pass Drive and 20 Ave, across from the Watermark <br />development, school buses are picking kids up at the egress on cul-de-sac and cars and trucks are <br />not stopping for the buses.
