The <br />st <br />subject propertyis locatedat 6855 21Ave, inthe Industrial District, or Lot 1, Block 1 of theSutton <br />Transportation Plat. The building on the subject propertywas constructed in 2021 under an approved <br />CUPwhich conditionally permitted the truck terminal use. <br />The applicant stated that the request for expansion is prompted by regional consolidation of freight <br />terminals to this modern, centrally located facility. They described the need for additional terminal <br />docks to facilitate the increased quantity of freight being processed on site, and to improve operational <br />efficiency. <br />In addition to the building expansion, the projectwould alsoincludesite improvements toparking and <br />loading areas, landscaping, and anewoutdooramenity space. <br />135 <br /> <br />
