<br />Centerville Townoffice Park Second Addition <br />Sedona Townhomes LLC requests a height variance for the three-story office building to <br />be built at the Centerville Office Park. The request is due to the soil conditions pre- <br />existing on the site, which includes a high water table. This determines the ordinary high <br />water elevation and the building lowest floor elevation is limited. In order to build a <br />three-story structure and comply with proper drainage, the ordinance limit is exceeded by <br />7' on most ofthe building and 11' on the front comer. The use of the variance would <br />allow the building to get built as designed. <br />The use of the site with a three-story office building is consistent with the zoning uses <br />and has significant setbacks on all four sides. On the west, the boundary is 155 feet from <br />the building. The use of 6' to 7' tall spruce trees, fifteen feet apart in a staggered row <br />(refer to the landscape plan exhibit for placement) in addition to Clearwater Creek, will <br />effectively screen the building from the neighborhood houses. The south boundary is <br />over 200 feet to the commercial business, on the west is the boundary of 20th ave. at 89 <br />feet, and on the north is the Centerville Office Park, to the north of that is Centerville <br />Public Works building and City water tower. <br />
