City of Centerville <br />Planning & Zoning Meeting Minutes <br />August 1, 2006 <br />City Administrator Larson stated they would be better off putting a sidewalk on the north <br />side, even though pedestrians would be crossing driveways. He noted if they were going <br />to provide a sidewalk, they would need the appropriate land for an easement. <br /> <br />City Administrator Larson asked if the Commission would consider this as a commercial <br />use. <br /> <br />Chair Hanson asked if they should consider rezoning the area across the road also. <br /> <br />City Administrator Larson stated they could look at this and check with the property <br />owners to see if they had any issues with being rezoned commercial. <br /> <br />Commissioner Wright asked if they rezoned the property to commercial, would this <br />affect their taxes. <br /> <br />City Administrator Larson responded he did not believe there would be any affect. <br /> <br />Chair Hanson asked if the City could talk to the property owners to see if they had any <br />issue with being rezoned to commercial for the next meeting. <br /> <br />City Administrator Larson stated he would put this back on the agenda for the next <br />meeting. <br /> <br />VI. DISCUSSION ITEMS <br /> <br />1. Comprehensive Plan Update <br /> <br />City Administrator Larson stated the City was required to update the Comprehensive Plan <br />by 2008. He noted the last plan was dated 1998. He stated in order to get the Plan <br />updated, they would need to schedule some public meetings and possibly have a <br />consultant compile everything. He believed part of it should have a consultant update <br />some of the factual material. He stated they could view this as starting from scratch or <br />they could assume that what they had should be amended. <br /> <br />Commissioner Wood believed the information could be updated without much effort. He <br />noted the Plan had a good foundation they could work off of. <br /> <br />City Administrator Larson stated perhaps they might ask the Council to include in the <br />budget for next year some planning dollars to get through the process and get a planner <br />involved. He indicated in the Plan they needed to figure out how to maximize the land <br />they had remaining. <br /> <br />Chair Hanson asked what was the threshold. <br /> <br />City Administrator Larson responded a population of 5,000 was the threshold. <br /> <br />Page 3 of 5 <br />
