City of Centerville <br />Planning and Zoning Meeting Minutes <br />September 5, 2006 <br />Motion by Commissioner Klennert Hunt, seconded by Commissioner Hanzal, to <br />table. All in favor. Motion carried unanimously. <br /> <br />V. NEW BUSINESS <br /> <br />1. Review Proposed Site Plan – Sedona Homes <br /> <br />Mr. Barasa from MFRA Engineering appeared before the Commission on behalf of <br />Sedona Homes and provided an overview of the replat of Centerville Office Plaza to add <br />a 10,000 square foot footprint building with three floors for a total of 30,000 square feet <br />of additional office space. <br /> <br />Mr. Barasa indicated that they can meet all of the City’s requirements with this plan but <br />noted that they would like to exceed the 35 foot height requirement. <br /> <br />City Administrator Larson indicated that granting a CUP for height requires one foot <br />additional setback on all sides for every foot of additional height. <br /> <br />The Architect indicated that they are looking at a minimum of 38 feet with a little bit <br />more height at the front entrance. <br /> <br />Chair Hanson asked what the setbacks are as proposed. <br /> <br />Mr. Barasa indicated that the setback is 70 feet or so. Mr. Barasa indicated that they meet <br />all requirements other than height. <br /> <br />City Administrator Larson asked the Developer to explain how they intend to handle <br />separation within the site. <br /> <br />Mr. Barasa explained that the owner would work with the City on signage and is willing <br />to address it in the Developer’s Agreement. He then said that there will be staggered <br />hours to eliminate some congestion on the site. <br /> <br />Commissioner Love asked if the City should require more than one access point for <br />emergencies and to alleviate congestion on the site. <br /> <br />Mr. Barasa explained that due to the constraints on the site it is not possible to have <br />another entrance/exit. He then explained that Anoka County would most likely not allow <br />a second access due to their minimum spacing requirements. <br /> <br />Commissioner Klennert Hunt indicated that secondary access was discussed for this site <br />previously but there did not seem to be a way to do it. <br /> <br />Chair Hanson suggested a right in, right out to alleviate traffic congestion. <br /> <br />Commissioner Pangell asked whether this would be one tenant or more than one. <br />Page 2 of 5 <br />
