<br />Planning & Zoning Commission Report and Recommendation. <br /> <br />The Planning & Zoning Commission met on November 14, 2006, and considered a <br />request of Erick Marshall to approve a lot split for Lots 8 & 13 in Block 7, Centerville. <br /> <br />The Planning and Zoning Commission reviewed a memo from City Attorney Kurt Glaser <br />outlining concerns and issues that impact the proposed split. <br /> <br />Findings: <br /> <br />1) The applicant proposed a lot split but does not show how the split will facilitate a use <br />that complies with the requirements of the zoning district which requires densities of <br />12-30 units per acre. <br /> <br />2) The Commission identified that adverse impacts are likely and specifically that a lot <br />split creating smaller parcels will frustrate the intents of the City Zoning Code and the <br />Master Plan and Development Guidelines for Downtown Centerville (Master Plan) <br />adopted by the Council on January 11,2006. <br /> <br />DECISIONIRECOMMENDATION: <br /> <br />The Planning and Zoning Commission finds that splitting the lot will not facilitate <br />compliance with the zoning code and the adopted Master Plan of the City and specifically <br />that the split will make it more difficult to accomplish the City's goals. The Planning & <br />Zoning Commission denies the lot split recommends that the City Council sustain their <br />action. <br /> <br />Dallas Larson, Administrator <br />
