Permit. Subject to the tenns and conditions set forth herein, the City of Centerville <br />hereby grants approval of a conditional use permit for: <br /> <br />Applicant, Launderville's Auto Repair, 7139 - 20th Avenue. <br /> <br />2. Property. The permit is for the following described property: <br /> <br />PIN# 23-31-22-11-0009 <br /> <br />3. Background. On March 25, 1998, a Special Use Pennit was issued to Performance <br />Auto to operate a auto-truck repair business at 7139 - 20th Avenue. Performance Auto <br />was a lessee of the building and on or about January 1, 2006, ceased operations at the <br />address. Current applicant, Launderville's Auto Repair has requested to operate a similar <br />business at the location, also as a lessee of the property. The special use permit did not <br />impose any specific conditions on the operation of Performance Auto, even though the <br />location abuts a residential area. <br /> <br />The permit was transferred to Launderville's Auto on June 27,2006 in accordance with <br />the Planning and Zoning Commission recommendation that the applicant be allowed a <br />transfer of the Special Use permit on the condition the operation would be reviewed in <br />six months and if it is determined at that time that conditions should be imposed on the <br />permit to mitigate impacts on surrounding residential areas, that permit would either be <br />rescinded or reissued with conditions. <br /> <br />4. On December 5, 2006, Planning and Zoning reviewed the permit to determine of <br />additional conditions should be added due to neighborhood feedback or complaints.
