<br />Building Height <br /> <br />The change from smaller office condos in a residential to style to a larger flat-roofed three-story building <br />changes the character of the project, especially as it relates to neighboring residential uses. A CUP for <br />increased height can include conditions directly related to the impact of the building height. There are a few <br />things that could be considered to reduce this impact, particularly on the west side facing the neighboring <br />homes: <br /> <br />. Make the closest portion of the building lower - reduce itto one or two stories, rather than a <br />continuous three-story fa(ade. <br />· Have pitched roofs, like the smaller buildings, to lower the perceived height of the building. This <br />would still need to be on a one- or two-story portion of the building on the west side. Simply <br />putting a pitched roof on the three-story building would not have much effect in reducing the <br />impact of its heiqht. <br />. Adjust the site plan and landscape plan to place landscaping next to the building which will grow <br />to at least 213 of the building height, instead of only out at the west edge of the parking lot. <br />Landscaping clo~;e to the building will significantly soften the height of the fa~ade. <br />.
